Real Estate requirements

Cost efficiency  Real Estate market is very cost-conscious, with every investment carefully evaluated for need and profitability.  Thus, any system for Real Estate needs to be designed with both investment and operational costs to be as low as possible, both initially and in the long term.   This is concern for the building owner, not just considering their actual investment, but also cost of charging is a factor in attracting best tenants for office building or apartments.  High cost of charging would push best tenants away, while low cost would be attractive.

Image considerations Many tenants are environmentally aware, and have company policies in place to reflect this.  These can include requirement for good building environmental classification, such as LEED or BREAAM, which include requirements for EV charging availability.  In addition, many businesses already have company car policies in place which favor low emission cars, all of which will make companies to select their offices and people to select their apartments based on availability of EV charging and cost and features thereof.

Shareholder equality  Depending on jurisdiction, there are requirements of equal treatment of building apartment owners.  In practice, this may dictate additional requirements relating to installing EV charging.  For example, it may be required that if any of the apartment owners gets a charging station installed, it needs to be allowed to all apartment owners at equal terms.  While installing one or few EV charging stations might not be an issue, after building electrical system limit is reached, there will be question who will pay the relatively expensive electrical system upgrade.  Badly designed installation without load management can be a problem as it would in effect reserve its nominal capacity all the time, even if the car would not actually be charging.

All Parking needs to be covered For Real Estate, all parking spaces or at least most of them need to be covered.  Installing just few charging stations would not work, as when EV share grows, queues would be formed and people would need to move cars around during working hours or night time.  Also, installing just few charging stations is substantially more expensive per charging station compared to installing large number.  However, installing charging stations to all parking spaces would be very expensive.

Chargers deployed by demand.  Due to previous, charging stations should be installed by demand, while still getting volume benefits.

Flexibility There are different standards and different needs. There is no practical “one size fits all” solution, as higher power needs beefier components and thicker cables, as well as putting very different demands on electrical infrastructure compared to lower power stations.  Multiple existing standards and coming new ones need to be accommodated, such as Inductive charging and HLP sockets.  In addition, other electricity uses exists, in cold countries, block heaters and interior heaters are used and thus there is need for ordinary electrical outlets in parking areas.  Finland has more than 1M parking spaces equipped with normal electrical socket for heater purposes.  Light electric vehicles such as scooters and neighborhood electric vehicles are becoming popular, and have very low power requirements.  Real Estate market needs a solution which allows vehicle owner to select the best option for the use.

Minimum disruption to deploy  To do electrical installation and pull new electrical cables ofter requires closing off parts of parking area, and causes other disruption, such are participation of building management, redrawing electrical plans, and certifying installations.  Whatever is done, it should minimize disruption to building owner, management and occupants.

Minimum maintenance  EV charging systems must require minimum maintenance.  It is not the role of building owner or managers to worry about EV charging, and maintenance of EV charging stations can be costly as electrical faults require electrician to attend the problem rather and service personnel.   EV charging requires high level or reliability, as not being able to charge might mean that car owner might not be able to go to work next day.

Future proof  EV charging is still a moving target, with standards developing, requirements changing, and multiple existing standards to accommodate.  Any system to be installed needs to be future proof, allowing upgrades of charging stations to different standards, power levels, new communications protocols and capabilities.
